In this episode of the Vision InSites Podcast, host Chris Anderson sits down with Danny Garcia, founder of JDS Security, and Noam Newman, an experienced asset manager with CRE Portfolio Operations. Together, they pull back the curtain on the security industry, property management challenges, and what the future holds for vendors looking to prove their value.

Noam Newman, Asset Manager at CRE Portfolio Operations (left) and Danny Garcia, Co-Founder of JDS Security (right). Together, they bring real-world insight on building stronger vendor partnerships, delivering value, and shaping the future of security.

From Humble Beginnings to Industry Leaders

Danny Garcia’s path into security started in high school, eventually becoming New York City’s youngest special patrolman at just 19. After 16 years in the military, he co-founded JDS Security in 2008, building it into a respected name in San Diego. Chris and Danny first crossed paths in 2010 through Silvertrac, where a shared focus on accountability and innovation forged both a friendship and a business partnership.

Before real-time reporting, security operations were slow and labor-intensive. Danny recalls:

| “Every patrol officer had a laptop… they had to open up five or ten Word docs, attach pictures manually, and get it all in before the shift ended. It was very time consuming and took attention away from the job.”

The introduction of GPS- and time-stamped reporting changed everything:

| “It was real-time reporting software… I knew where the guards were at, how many rounds they did. It made my clients more accountable to me and my employees more accountable to them.”

The Asset Manager’s Perspective

Noam Newman brought a unique voice to the conversation—one grounded in years of experience managing diverse real estate portfolios. For him, the most critical vendor on any property is the “first line of defense.”

| “From an operator’s perspective, your first line of defense is your boots on the ground property manager—the person responsible for giving ownership the cleanest information possible.”

He explained the distinction between property managers and asset managers:

| “It’s not fair to put a property manager in a situation where they have to think five or ten years down the road. That’s where an asset manager comes in.”

Noam also pointed out the operational reality:

| I don’t need it until I need it… but when I do, having accurate, well-documented reporting pays dividends.”

Behind the scenes: Outside the main studio, Danny Garcia and Noam Newman trade stories and laughs before diving into a conversation on vendors, value, and the future of security.

Building Partnerships, Not Just Contracts

A recurring theme was the importance of going beyond the basics. Chris noted:

| “Traditionally, security was sold as an accountability tool. But today, it has to be about being a partner—working with property and asset managers to solve problems.”

Danny agreed:

| “After COVID, retention and building bigger partnerships became everything. You can’t just walk in as a new provider and say, ‘I want to be a partner.’ You have to prove it over time.”

Noam reinforced this idea:

| “If you want to do big things, you’ve got to do little things well.”

The Role of Technology: AI, Cameras & Robots

The discussion turned toward emerging tools—from AI-powered reporting to robotic patrol units. Danny sees parallels to the early days of security cameras:

| “Robots are where cameras were 12 years ago. They’re not here to take jobs away—they enhance the security infrastructure of a property.”

Noam acknowledged the inevitability:

| “I think we’re on our way. I don’t think we’re there yet… but eventually it’ll be part of life.”

Both agreed that the right technology must be matched to the right property, with clear standard operating procedures and human oversight.

The Future of Security in Property Management

The conversation closed with a look at what’s ahead:

  • Class A properties will continue investing in high-quality security services.

  • B and C properties will face budget constraints but still need tailored solutions.

  • Vendors who integrate with a property’s culture and provide clear, actionable reports will stand out.

Danny summed it up best:

| “You have to work with your client. You have to understand your client. At the end of the day, I maintain the security and integrity of my client’s property—managers come and go.”
